Re-Zoning / Site Plan Control Application

There is a re-zoning application to change the zoning from a R3 Residential zone to a R4 Residential Zone to allow for the construction of a low rise apartment building at 404 Eden Avenue.

The developer will be applying for a re-zoning and site plan control application in conjunction in March 2016.  The low rise apartment building will have 13 units with 9 underground parking spaces which will be accessed by Elvis Lives Lane, located between the property and 300 Richmond Road.  The units range from 1, 2 and 3 bedroom units, which include large living spaces and offices/dens with the majority approximately 800 to 1000 sq.ft.

The maximum height permitted on the site is 11m, the developer is proposing a 4 storey building at 12.5m, with the fourth floor setback from the building edge and located at the North of the building to create a transition between 300 Richmond and the residential neighbourhood.

The developer would like to invite you to a community meeting where you can view the proposed design and discuss the application.
